'리센츠' 전용면적 84㎡는 지난달 실거래가가 26억5000만원으로 신고가를 기록했지만 한 달 만에 4억원 떨어진 22억5000만원을 기록했다. '트리지움'의 경우 지난달 같은 면적 실거래가가 21억원을 기록했다. 지난해 9월 신고가인 24억5000만원 대비 3억5000만원 떨어졌다.

이에 따라 강북 14개구는 0.01% 하락했다. 성북구(-0.05%)는 길음뉴타운 등 대단지위주로 매물 적체되며, 은평구(-0.04%)는 응암·수색동 위주로 하락폭이 확대됐다. 강북 14개구 중 13개구에서 하락 내지 보합세를 보였다.

실제로 송파구 잠실동 '대장' 아파트로 통해는 잠실 리센츠 전용 124.22㎡는 지난달 20일 30억5000만원(3층)이 실거래 됐다. 직전 거래는 지난해 12월 30일로 20층이 35억원에 계약됐다. 불과 한달도 안돼 실거래가격이 4억5000만원 '뚝' 떨어진 것이다.
인근 송파구 신천동 대단지인 파크리오 전용 84.9㎡는 실거래가격이 4억원 가까이 급락했다. 지난달 24일 30층 아파트가 21억6400만원에 거래됐는데 직전 고층 아파트 실거래가격은 지난해 10월 9일 25억2000만원(24층)이었다. 실거래 가격이 수개월 새 3억5600만원 빠진 것이다.수도권에서는 인천이 지난주 0.04% 하락에서 이번주 0.02% 하락으로 낙폭이 다소 좁아졌다. 경기도 아파트 매매가격 변동률은 지난주 -0.03%에서 이번주 -0.02%를 보였다. 매물적체 등 영향으로 화성시(-0.11%) 성남 중원구(-0.09%) 용인 수지구(-0.04%) 부천시(-0.04%) 등에서는 하락폭이 확대됐다.
지방에서는 미분양 물량이 쌓인 대구가 0.07% 떨어져 하락세를 이어갔고 신규 입주물량 영향으로 세종도 0.10% 하락했다. 특히 전남은 광양과 여수시 일부 구축 단지가 하락하면서 이번주 0.01% 떨어졌다. 지난 2021년 2월 -0.04%를 기록한 이후 약 1년여 만에 하락전환이다.
한편 전국 전세가격은 이번주 보합을 기록했다. 수도권(-0.02%→-0.02%)과 서울(-0.02%→-0.02%)은 전주의 하락폭을 유지했다. 설 연휴 영향으로 거래가 한산한 가운데 시중은행 대출금리 상승과 계약갱신 영향으로 수요가 감소하고 매물이 적체되면서 서울 전체가 2주 연속 내림세를 보였다.
이날 기준 시중은행 전세대출 금리가 최고 연 5.09%까지 치솟으면서 전세가격 하락 압력으로 작용하고 있다는 분석이다. 부동산원 관계자는 "전세대출금리 상승으로 전세자금 조달이 쉽지 않은 세입자들이 월세를 선호하는 현상도 보이고 있다"며 "서울 전역의 전세가격 하락세가 지속될 것"이라고 전망했다.똘똘한 한 채 수요와 재건축 이슈로 꼿꼿하게 상승세를 이어가던 강남3구 아파트값도 꺾이며 시장 분위기가 급변하고 있다. 파크리오, 리센츠 등 잠실 대단지에서 급매물이 나오고, 최고가보다 3억원 이상 하락한 거래도 속속 등장하고 있다.
